The Process of Selling a Home

With nearly 20 years of Utah real estate experience, Juli and Brett Real Estate is here to help you with every detail throughout the home selling process. Initially, we perform a free Utah real estate market analysis to learn more about the value of your home in the current market.

From there, your trusted real estate agents will help you decide an appropriate listing price, market your home on the correct outlets, and manage walkthroughs, offers, and negotiations. As a local real estate company, we take pride in producing positive results for our clients. We hope to be your first call when you are looking at selling a home in Utah.

Showing Availability

As soon as you can, start reading websites, newspapers, and magazines that have real estate listings. Make a note of particular homes you are interested in and see how long they stay on the market. Also, note any changes in asking prices. This will give you a sense of the housing trends in specific areas.

Open Houses

Holding an open house can be part of a successful marketing strategy. We would be happy to talk to you about your specific property, to see if a open house would benefit you. Contact us to see if this might be a good fit!

Offer Review and Selection

There are many things to consider when reviewing an offer beyond the purchase price, which is why we, as Utah real estate experts, go through the details of the offer with you. From personal property requests to different types of contingencies, we are here to help you analyze and review the offers.

Common Contingencies

A contingency in an offer means that the Buyer will only buy the home if certain conditions are met. When selling a home, common contingencies we see are the mortgage contingency and the appraisal contingency, among others. A mortgage contingency states that if a buyer cannot obtain financing by a certain deadline, they can withdraw without penalty. An appraisal contingency means that the home needs to appraise for the full sale price in order for the buyer to follow through with the deal.

Earnest Money-Refundable
or Not

Earnest money, otherwise known as a good faith deposit, is money that is put down before closing on a property to show the buyer’s interest. The earnest money protects a client selling a home in case the purchase does not go through.

Settlement Timeline and Net Proceeds

After the Seller and Buyer agree to an offer, on average, it takes about 30-60 days to reach the final settlement. When selling a home, you may be interested to know what your net proceeds will be after the settlement. Many details go into this total amount, including your remaining mortgage, home repair costs, various taxes and fees, and more. Our Utah real estate agents can help you draft an estimate of your net proceeds.

You Never Get a Second Chance to Make a First Impression

The majority of buyers will see your home in some electronic format before they ever set foot inside. Our professional photographers and drone videographers create an artistic capture of your home and its features.

While an open house is an important part of selling a home, high-quality images and video of the interior and exterior of your home are the first step to getting a buyer interested in your home. These photos and videos are often a big factor in whether or not a buyer reaches out to learn more about purchasing your home.

Let our reviews speak for themselves

“Juli and Brett were wonderful to work with. They were very personable, professional, and driven to sell our home. Their advice on when to list and how much to list for to drive demand was spot-on, and we sold with multiple offers just before the market slowed down. They had our home professionally photographed, listed, and sold quickly and efficiently. I highly recommend Juli and Brett, you’ll be in good hands.”

“Juli and Brett were great to work with while selling my home. I was working out of town through most of the process, but they did an excellent job taking care of things for me and keeping me in the loop as things progressed. They’re also just very friendly and easy to talk to!”

Brett and Juli were incredible to work with. They are very knowledgeable on all things real estate. If they didn’t have the answer, they would find in quickly. They were always eager to make any transition as smooth as possible. They were very positive and upbeat which helped in the decisions that needed to be made in selling our home. The decision to sell our home was quite heart rendering but Juli and Brett made the whole process as easy as possible. We appreciate the time they spent with us and especially their friendship.”
