Showing Availability
As soon as you can, start reading websites, newspapers, and magazines that have real estate listings. Make a note of particular homes you are interested in and see how long they stay on the market. Also, note any changes in asking prices. This will give you a sense of the housing trends in specific areas.

Offer Review and Selection
There are many things to consider when reviewing an offer beyond the purchase price, which is why we, as Utah real estate experts, go through the details of the offer with you. From personal property requests to different types of contingencies, we are here to help you analyze and review the offers.
Common Contingencies
A contingency in an offer means that the Buyer will only buy the home if certain conditions are met. When selling a home, common contingencies we see are the mortgage contingency and the appraisal contingency, among others. A mortgage contingency states that if a buyer cannot obtain financing by a certain deadline, they can withdraw without penalty. An appraisal contingency means that the home needs to appraise for the full sale price in order for the buyer to follow through with the deal.

Earnest money, otherwise known as a good faith deposit, is money that is put down before closing on a property to show the buyer’s interest. The earnest money protects a client selling a home in case the purchase does not go through.
Settlement Timeline and Net Proceeds
After the Seller and Buyer agree to an offer, on average, it takes about 30-60 days to reach the final settlement. When selling a home, you may be interested to know what your net proceeds will be after the settlement. Many details go into this total amount, including your remaining mortgage, home repair costs, various taxes and fees, and more. Our Utah real estate agents can help you draft an estimate of your net proceeds.
