Buying a home is exciting…and if we’re being honest, it can also feel a little overwhelming.
One minute you’re scrolling through listings “just to see what’s out there,” and the next you’re wondering if you should wait for interest rates to come down, whether you need 20% down, or if that house you love is actually worth the asking price.
The good news is that you’re not alone. In fact, these are the exact conversations we have with buyers every single week.
After helping more than 1,300 families buy and sell homes over the past 20+ years, we’ve learned that the biggest challenge usually isn’t finding the right home, it’s feeling confident enough to make a decision. That’s where we come in!
Here are the five questions we hear often, and the same advice we’d give if we were sitting around the kitchen table together.
1. Should I Wait for Interest Rates to Come Down?
The truth is, nobody knows exactly what interest rates, or home prices, are going to do next. What we do know is that trying to perfectly time the market rarely works. We’ve seen buyers wait for rates to come down, only to discover that lower rates brought more buyers into the market, more competition, and higher home prices.
Instead of trying to predict the future, we like to focus on the things we can control. Does the monthly payment fit comfortably in your budget? Are you planning to stay in the home for several years? Does buying now help you accomplish your goals?
Sometimes our advice is to move forward. Other times we’ve encouraged buyers to wait. Every situation is different, and we promise we will tell you the truth!
2. How Much Money Do I Really Need to Buy a Home?
Let’s bust one of the biggest myths in real estate. No, you don’t automatically need a 20% down payment.
For some buyers, putting 20% down makes perfect sense. For others, there may be loan programs that require much less down, along with assistance programs that can help qualified buyers with down payment or closing costs.
We also encourage buyers to think beyond just the down payment. Closing costs, moving expenses, utility deposits, and those inevitable trips to the home improvement store all deserve a place in your budget.
One conversation with a good lender can answer your questions, and we would be happy to refer you to a trusted mortgage broker.
3. How Can I Make My Offer Stand Out Without Overpaying?
The highest offer doesn’t always win. Sellers aren’t just looking at the purchase price. They’re looking at the entire package and asking themselves one simple question:
“Which buyer is most likely to get us to the closing table?”
That’s why strategy matters, and we offer a “Winning Offer Strategy Checklist” that breaks down all of the different ways to make your offer stand out.
Buying a home isn’t about “winning” the negotiation. It’s about putting together the strongest offer while still protecting your own interests.
4. How Do I Know If I’m Paying Too Much?
If you’ve ever looked at a house and wondered, “Is it really worth that much?” you’re asking exactly the right question. The answer isn’t found online. It’s found in the data, and there is a LOT of data…
Before we recommend an offer price, we look at recent comparable sales, seller motivation, current competition, how long similar homes are taking to sell, recent price reductions, and what’s happening in the local market. Then we combine that information with something the data can’t measure, your individual goals. We will prepare a recommendation based on all of the data, and make sure you never pay too much!
Our goal is not to get you to buy every house, our goal is to help you buy the right house at a price you can feel good about years from now.
5. What Should I Avoid Doing Before Closing?
You’ve made it through negotiations, inspections, and all the paperwork. The finish line is finally in sight.
Now’s not the time to celebrate by buying a new truck, opening a furniture credit card, or financing that vacation you’ve been planning.
Until your loan is finalized and you have the keys in your hand, it’s best to keep your finances as steady as possible. If you’re thinking about making a major purchase or changing jobs, check with your lender first. A quick phone call can save you a lot of unnecessary stress.
